Ductwork Repair & Replacement in Estero, FL

Estero is mostly newer subdivisions and HOA communities, and that changes the conversation about duct. In Miromar Lakes, Pelican Sound, Raptor Bay, The Brooks, and around Estero Country Club, the duct usually is not old and usually is not falling apart. So when a homeowner here calls me about a hot room, worn out duct is almost never the answer.
Newer Duct, Older Problem
What I find in Estero is install quality. A production builder duct system gets designed on paper, then run fast by whoever was on the job that week. The result is flex pulled long instead of cut to length, slack left hanging in loops that kill airflow, runs kinked where they cross a truss, boots not sealed to the ceiling, and dampers that were never balanced before the drywall went up. It passed, it works well enough for most of the house, and one room has been behind since day one.
Undersized returns are the other big one. A lot of these homes have a single central return doing all the work for a floor plan that really needed two. The system can only push what it can pull, so you end up with doors that whistle, a filter that loads up fast, and rooms at the end of the run that never quite catch up. That is not a duct that wore out. That is a duct that was never right.

- Whistling doors, a howling return, or a filter that gets dirty unusually fast
- Slack, looped, or kinked flex visible in the attic
- Registers with visibly different airflow room to room
- A second floor or bonus room running several degrees warm
- Supply boots that were never properly sealed to the ceiling
What I Do About It
I repair duct, replace duct, seal it, and add or relocate runs. In Estero, the job is more often correction than replacement. Pulling the slack out of a run, cutting it to the right length, resealing boots, adding a return, or adding a dedicated supply to the room that never worked. If a whole system genuinely needs replacing I use R8 flex, and duct replacement in Lee County is permitted work, so I pull the permit. If you are in an HOA community, I work with the community requirements, but I will not skip a permit because a manager says it is easier that way.
The Thing I Won't Sell You
I do not do air duct cleaning. I don't own the equipment and I don't sub it out. This matters more in Estero than most places, because homes here get pitched duct cleaning constantly and the duct is usually five to fifteen years old and perfectly clean inside. Cleaning a newer duct system that has an airflow design problem changes nothing. If your issue is one hot room, cleaning is money spent on the wrong thing.

Residential diagnostic is $109 Monday through Friday, 9 to 5, and it comes off the repair when I do the work. $129 weekend daytime. $150 after 5pm or before 8am.
