Gated communities need one extra step at night

Most of Estero is HOA communities behind a gate, and at eleven at night a guard shack is not going to wave a service truck through on my say-so. When you call, tell me the community and get me on the guest list, or give the gate my name and the plate if that is how yours works. In some of the Brooks communities and at Miromar Lakes the after-hours procedure is different from the daytime one. Two minutes on that when you call saves twenty minutes of me sitting at a call box while your house gets hotter.

The other Estero pattern is second homes. A lot of these units sit empty for months, then get switched on hard, and the system fails that same night under a load it has not carried since spring.

After 5pm the booking form is the wrong tool

Say it plainly: online booking on this website only offers appointment slots up to 5pm. If it is the evening and the AC is down, the form will only hand you tomorrow, and I will not know you are sitting in a hot house tonight. Call or text me. That is the only thing that reaches me after hours.

What a call costs

Dispatch is priced by the appointment start time.

  • Monday to Friday, 9am to 5pm: $109 residential, $129 commercial.
  • Saturday and Sunday daytime: $129 residential, $149 commercial.
  • Any visit starting after 5pm or before 8am on any day: $150 residential, $200 commercial.
  • Holidays: $159.

The $109 residential diagnostic is credited toward the repair when I do the work, and I give you the full repair price before I start.

Three things to check before you call

  • The breaker in the panel and the disconnect box outside. In a condo or a coach home the disconnect may be around the corner from the unit rather than beside it.
  • The air filter. A filthy filter chokes airflow and freezes the coil, and a frozen coil blows warm air.
  • Standing water near the air handler, which means a clogged drain line tripped the float switch and shut the system down on purpose.

In a second-floor air handler closet that float switch is doing you a favor. It shut the system off instead of letting the pan overflow into the ceiling below.

What I can fix tonight and what I cannot

I carry capacitors, contactors, float switches, fan motors and refrigerant. A failed capacitor is the most common after-hours no-cool call and it is usually a same-night fix. A clogged drain and a tripped float switch is usually same-night as well.

I cannot replace a compressor at midnight and I cannot install a coil that has to be ordered. Those are daylight jobs and there is no way around it. If the system turns out to be at the end, I will say so directly, there is 0% Wells Fargo financing for qualified buyers, and the replacement cost calculator will give you a real range first. Where an HOA has rules about equipment or crane access, that gets sorted in business hours too.

Most emergency calls were preventable months earlier

Nearly every call I run here at night was findable on a routine visit months before. Weak capacitor, drain line closing up, contactor pitting.
