What a UV lamp does in the air handler
A UV lamp is mounted inside the air handler so it runs on the evaporator coil and the drain pan. Those two surfaces are wet every time the system cools, and permanently wet surfaces are where biological growth establishes. The lamp keeps that film from taking hold there. That is the entire job, and it is a real one, because a coil with growth on it moves less air, drains worse and smells. I do not make health claims about it. No virus percentages, no allergy claims. If somebody is telling you a light bulb will fix your health, walk away.
Where a lamp is the wrong answer
Plainly: a UV lamp is not a substitute for cleaning a coil that is already dirty, and it will not fix a clogged drain line. If your coil needs a real cleaning, I do that first, and if the drain is plugged I clear it. Installing a lamp over a filthy coil is selling somebody a light bulb. Lamps are consumable and need replacing on an interval, and I tell customers that interval before I install, not after. Coil cleaning and drain service live under Estero maintenance, and a system that is already restricted or leaking gets handled as a repair.
The Estero pattern

- Newer tight construction means the same air recirculates continuously, so whatever is on the coil is what you are breathing past all day.
- HOA communities often share the same builder and the same air handler closet layout, which means I see the same drain and pan problem repeat across a whole street.
- Air handlers in garages and interior closets stay warm, and a warm wet pan sitting idle for months is the whole problem in one sentence.
- Return leakage pulling attic air undermines all of it, and that is duct repair rather than purification.
Most air quality complaints in this climate are humidity complaints
An oversized air conditioner cools the house fast, satisfies the thermostat and shuts off before it has removed much moisture. You get a house at 60 percent indoor humidity that feels clammy and smells stale while the air conditioner runs perfectly. That is a sizing and equipment problem, not a filter problem. The real fix is a variable speed system that runs longer at lower capacity and actually dehumidifies, and in a second home it also protects the house while you are gone.
