Mini Split & Ductless AC in Bonita Springs, FL

I'm Derrik Speck, owner of True Care Air LLC, license CAC1824801 and insured. Bonita has a housing stock you don't find much of anywhere else in Lee County: older beach cottages near the water off Bonita Beach Road that were built before central air was standard and never had a duct system at all. Some of them still have window units in the wall. Those houses are exactly what ductless was made for, because you can condition them properly without cutting up plaster ceilings and losing closet space to a chase. My general write-up on the equipment is on my Southwest Florida mini split page.

What I work on in Bonita Springs

  • Older beach cottages near the water with no ductwork, where a multi-zone system with a head in each room is the honest solution.
  • Guest cottages and casitas behind the main house, off Imperial Parkway and out toward Bonita Bay.
  • Detached garages and studios over them.
  • Additions and Florida rooms along the Coconut Road side that were built onto a system already running at capacity.
  • Rental units and in-law spaces that need their own thermostat and their own bill.

Ductless in a house that never had ducts

When a cottage has no duct system, the choice is running new duct through a house with no room for it, or setting multiple heads on one or two outdoor units. Ductless usually wins on the older places near the beach, and it wins on efficiency too because each room is only conditioned when somebody's in it. What it takes is honest room-by-room sizing. A guest room with one window does not need what the main living space needs, and putting a big head in a small bedroom is how you end up with a room that short cycles, never dehumidifies, and feels cold and clammy.

These are inverter systems. The compressor modulates and runs long at low capacity instead of hammering on and off, and that long low run is what actually strips the moisture out of the air this close to the Gulf. In a cottage that sits empty part of the year, humidity control is the whole reason to do this properly.

Equipment I install

I'm an authorized American Standard dealer, and near the water I lean on that line for the build quality and the warranty. Where the budget is the driver, like a detached garage or a casita that gets used a few months a year, I carry a second line of 17 SEER2 R-32 mini splits. I'll price both so you can see the difference.

When a mini split is the wrong answer

If the whole house is uncomfortable, a mini split is not the fix, and I'll tell you that even though it's the easier job to sell. Whole-house discomfort is a sizing problem, a duct problem or an equipment problem. In the newer Bonita homes it's usually duct, which is ductwork repair and replacement, or a system that has reached the end and needs a correctly sized AC installation in Bonita Springs.

Ductless repair on any brand

I repair ductless systems I did not install. Residential diagnostic is $109, and you get a flat repair price before I start any work. If it's the central system that's down, that's AC repair and HVAC service in Bonita Springs. Common failures:

  • Condensate pumps
  • Outdoor control boards, which take a beating in salt air near the beach
  • Refrigerant leaks at the flare connections
  • Blower wheels that load up with dirt, especially in a garage
