Mini Split & Ductless AC in Cape Coral, FL
I'm Derrik Speck, owner of True Care Air LLC, license CAC1824801 and insured. In Cape Coral, more than half of my ductless work is the same job: an enclosed lanai. There are thousands of canal homes here with a pool cage or a lanai that somebody glassed in, and the second the screen became glass the space stopped breathing. Nine months out of the year it sits there unused, hot and sticky, and the sliders stay shut. A mini split turns that room back into part of the house. If you want the wider explanation of the equipment, it's on my Southwest Florida mini split and ductless page.
The Cape Coral spaces I get called about
- Glassed-in lanais off the canal, from the Del Prado corridor out to Burnt Store Road, where the west-facing glass loads the room up all afternoon.
- Detached garages and boat-side workshops where people actually work on the boat instead of just parking it.
- Bonus rooms and dens off Diplomat Parkway that the central system reaches last.
- Newer additions on the Pine Island Road side of town that were built after the original system was sized.
- Guest bedrooms that need their own thermostat when family is in for the season.
An enclosed lanai is not a normal room
It has more glass than wall, usually a tile floor over a slab, and often a ceiling with no real insulation above it. The heat gain is nothing like a bedroom of the same square footage, and I size for that. This is also where people get burned buying a unit off the internet. Too small and it never catches up on a July afternoon. Too big and it short cycles, never pulls the humidity down, and leaves the lanai cold and clammy with condensation on the glass.
Mini splits are inverter driven, so the compressor modulates and runs long at low capacity instead of cycling hard. That long low run is what actually removes moisture in this climate, and on a lanai the moisture is the whole battle.
Equipment I install
I'm an authorized American Standard dealer and that is what I recommend for a lanai you plan to live in year round, especially on the salt side of town. For a garage or a boat workshop where the budget matters more, I carry a second line of 17 SEER2 R-32 mini splits that do the job for less money. I'll walk you through both and let you pick.
When a mini split is the wrong answer
If the whole house is uncomfortable, a mini split is the wrong tool. That is a sizing, duct or equipment problem, and adding a head to one room does not touch it. In a lot of these Cape houses it turns out to be duct that has come apart or gotten crushed in the attic, which is ductwork repair and replacement work, or a tired system that needs a correctly sized replacement through AC installation in Cape Coral. I'll tell you that instead of selling you the easier job.
Ductless repair on systems I didn't install
I fix ductless equipment regardless of who installed it. The residential diagnostic is $109, and you get a flat repair price before I start any work. Central system down instead? That's AC repair and HVAC service in Cape Coral. What usually fails:
- Condensate pumps, which is the number one call on a lanai unit
- Outdoor control boards, and salt air does not help them
- Refrigerant leaks at the flare connections
- Blower wheels loaded with dirt, fast in any garage or shop
What it costs and how to get on the schedule
Estimates on new installs are free. There's 0% financing through Wells Fargo for qualified buyers if you'd rather pay it out over time, and I explain it on my HVAC financing page. Call (239) 810-2500 or book online and I'll come measure the lanai.
