Mini Split & Ductless AC in Naples, FL

Naples splits into two very different ductless jobs depending on which side of Collier County you're on. West of 41, in North Naples and around Vanderbilt Beach, it's guest houses, pool houses and casitas that were built as separate structures and have no practical way to tie into the main system. Out in Golden Gate Estates it's detached workshops and garages sitting well off the house on an acre or more. What I get called for in Naples

  • Guest houses and casitas in North Naples and near Vanderbilt Beach that need their own thermostat for visiting family.
  • Pool houses and cabanas, including the ones that are really a bathroom, a bar and a lot of glass.
  • Detached workshops, barns and oversized garages in Golden Gate Estates.
  • Converted garages and back additions in East Naples.
  • Home offices and studios above a detached garage.

Separate structures need their own sizing

A casita is not just a small house. It usually has a high proportion of glass and exterior wall to floor area, and it sits empty for stretches at a time, which means humidity control matters as much as temperature. A pool house is worse, because people leave the door open. Out in the Estates, a metal-roofed shop with no insulation is a heat load that has nothing to do with its square footage.

Mini splits are inverter driven, so the compressor modulates and runs long at low capacity instead of cycling hard. That long low run is what pulls moisture out of the air in this climate. Which is exactly why oversizing hurts you: an oversized unit in a small casita or a small office short cycles, never dehumidifies, and leaves the space cold and clammy. I size to the actual room, not to whatever number sounds safe.

Equipment I install

I'm an authorized American Standard dealer, and that's what I put on a guest house or anything else somebody sleeps in. For a workshop or a detached garage in the Estates where the budget is the deciding factor, I carry a second line of 17 SEER2 R-32 mini splits that install and perform well for less money.

When a mini split is the wrong answer

If the whole house is uncomfortable, a mini split will not fix it, and I'm not going to pretend otherwise to sell the easier job. That is a sizing problem, a duct problem or an equipment problem. In Naples I find a lot of long attic duct runs that have separated or gotten crushed, which is ductwork repair and replacement, and older systems that need to be replaced and sized correctly through AC installation in Naples.

Ductless repair on systems I didn't install

I service ductless equipment regardless of who put it in. The residential diagnostic is $109, and you get a flat repair price before I start any work. If it's the main system, that's AC repair and HVAC service in Naples. What I find most often:

  • Condensate pumps, the most common failure on a wall head
  • Outdoor control boards
  • Refrigerant leaks at the flare connections
  • Blower wheels filthy with dust, which happens fast in a garage or shop
